Athens homes and properties

Concrete driveway with decorative brick inlays leading to a two-car garage surrounded by greenery and trees.

Concrete and driveway repair

Localized damage gets a localized fix. We check the damaged sections and tell you whether driveway repair, partial replacement or a full rebuild is the right call. What matters is the surrounding slab and why it failed. Tell us whether the damage is getting worse, whether water collects nearby and whether earlier repairs have failed.

Outdoor stone patio with surrounding bare soil, concrete walkway, and stairway in a garden setting.

Walkways, sidewalks and concrete steps

Uneven walkways make everyday access harder for residents, visitors and customers. We install and replace concrete walkways, fix trip hazards and build concrete steps. Where trees sit close to the damage, we account for the roots and the space available before choosing the route or repair method.

Spacious backyard patio with concrete flooring, wooden bench, small table, and landscaped garden area.

Concrete patios and stamped finishes

A good patio starts with the right size: room for seating, space to move around the furniture and an easy step from the house. We install concrete patios with standard and decorative finishes, including stamped concrete. The quote covers the finish, the upkeep it needs and how the patio drains.

Driveway with mixed stone and concrete sections surrounded by green bushes and trees in a suburban setting.

Driveway extensions, parking pads and aprons

Extra parking helps a household or a rental work better, as long as the new area fits the site and local rules. We build extensions and parking pads, and replace the driveway apron where the driveway meets the street. Let us know if the project changes the width or location of the entrance, since that affects approvals.

Newly constructed concrete stairs and retaining walls in a backyard with bare soil and trees.

Retaining walls and brick or stone work

A sloped yard or driveway often needs a retaining wall to hold the new layout. Wall height, the load above it and drainage set the approach. Sudlow provides retaining wall construction and masonry work. For an existing wall, we'll tell you whether it can be repaired or needs replacing.

Newly poured concrete slab foundation in a wooded area under a clear blue sky with autumn trees.

Foundations, slabs and small projects

Need a slab for a shed, garage or addition? Our foundation services start with the structure going on top and what it needs. We also take small concrete jobs, from single pads to short walks. For a suspected void or sinkhole settlement, ask about sinkhole repair before planning a new surface.

Delivery trucks parked outside a warehouse with colorful Chips Ahoy! branding and traffic cones visible.

Commercial Concrete

We work with businesses, HOAs and property managers on commercial concrete projects: pedestrian routes, curbs, ramps and service pads. Send any site plans, accessibility requirements and operating restrictions with your request, and the estimate will cover everything the job needs.

Concrete work for rental properties and occupied buildings

When you request a quote, tell us which entrances must stay open, where residents park and whether you have a turnover or maintenance deadline. For a business, include delivery times and the routes customers use.

A site visit is also the time to catch related work. A broken step, a damaged landing and the walkway next to them are often best fixed together, so the transitions line up.

Managing several addresses? List the work at each one, and we'll coordinate the estimates and the schedule.

What to check before starting concrete work in Athens

Driveways and the public right-of-way

Locally designated historic properties

Red clay, drainage and existing trees

HOA and property-management approvals

Driveways and the public right-of-way

Athens-Clarke County's Transportation and Public Works Department reviews the apron, the part of the driveway in the public right-of-way. Changes inside the property can also need Planning Department review.

The county treats apron repair or replacement differently from changing an entrance's size or location. Check its current driveway guidance before the scope is final.

Outside Athens-Clarke County, check with your city or county.

Locally designated historic properties

If the property is a local landmark or sits in a local historic district, exterior changes can need a Certificate of Appropriateness. Athens-Clarke County lists site features such as new driveways and retaining walls in its historic-review guidance.

Check the designation early, so the materials and layout account for any review before demolition starts.

Red clay, drainage and existing trees

Georgia's red clay holds water, and water under or beside a slab is what moves it. A replacement is the time to look at where runoff goes, where water stands and where roots or grade changes push on the concrete.

Base preparation, slope and joint placement come first. A stronger mix and reinforcement help, but neither makes up for a poorly prepared base.

HOA and property-management approvals

If an association or management company has approval rules, confirm them for layout changes, extra parking and decorative finishes, and confirm who signs off on the work.

Questions for a concrete contractor in Athens, GA

Q How much does driveway replacement cost in Athens?

A

The size of the driveway, demolition, site access, base preparation, drainage and the finish you choose set the price. The entrance and any walks or steps next to it add to the scope. We measure on site and give you a free estimate with clear upfront pricing.

Q Is repair worth considering before replacement?

A

Yes. Limited damage can often be repaired without removing the whole surface. Widespread settling or repeat failures usually mean a bigger fix. We'll show you what we find so you can compare the options.

Q Will I need a permit?

A

It depends on the address and the work. Apron work, a new or moved entrance, and changes to a locally designated historic property each have their own approvals. We'll confirm what's needed, and who gets it, before work starts.

Q How long does a concrete project take?

A

Construction time depends on size, access, prep and weather, plus curing time afterward. Our curing guide recommends roughly 24-48 hours before foot traffic and at least seven days before driving a car on it. Your crew will confirm for your pour.

Q What warranty comes with the work?

A

Every job comes with a 5-year warranty on materials and workmanship at no additional cost, and it transfers automatically. If you sell the property, the new owner is covered too. Read the warranty details when you review your estimate.

Q Can I get a quote for one small repair?

A

Absolutely. There's no minimum job size. A single step, a short stretch of sidewalk or a small pad is reason enough to call.

Q When can you come look at the property?

A

Call (404) 450-3753 or send a quote request for the next available appointment. Include the address, a description of the work and anything we should know about access.

Sudlow did a great job tearing up and replacing my driveway and walkway. The estimate process was easy, they communicated well throughout the process. They walked me through the process and provided suggestions on design. The crew was on time and very friendly and thorough. Before they left each day they made sure I was comfortable with the progress. After they were complete, they cleaned up and made sure the grading was fixed.

Sudlow Concrete did a great job in replacing my 40+ year old driveway and poring a sidewalk along the left side of my house. It was easy to request a quote through their website and schedule an estimate. I received my estimate by the end of the day, and it was very competitive with 3 other quotes that I obtained. The work was scheduled within a week and the crew showed up at the time scheduled. A supervisor walked through the plans for the work to be done and gave me his card to contact him if I had any questions or concerns. The crew started work at 7AM and were completed by 1:30PM. I was very impressed with how their entire crew were so organized and coordinated. Everyone knew their job and the proper time to do their part. Demolition, framing, gravel, concrete, were all very efficiently timed. The work site was cleaned after the job, and they also came back and pressure washed the street in front of my house. I have received several complements from my neighbors and have noticed some taking pictures of the Sudlow sign that was left in my yard.

Our experience with Sudlow was spectacular. “Efficient” doesn’t seem a strong enough word! On the day our driveway was to be installed, the crews arrived just before 7am (as promised) and they were done — completely done…I mean, old drive was demo’d and the new drive was poured EXACTLY to our specs — before 1:30pm. And to boot, Mr. Sudlow himself called from his personal cellphone before work started and at the end to offer his assistance (if needed) and check in once work was completed. I thought this kind of customer service was dead! Clearly, it isn’t! AND their office staff is superior! A++ HIGHLY recommend!

For several years, the driveway of our 60-year old house has been cracked and rough. Recently, when we were out of town, our carport cracked and sank about a foot making it difficult, if not impossible, for us to enter the house. I did some research and found Sudlow Concrete who had good reviews. I called and made an appointment with Mr. Sudlow who came out and made measurements and talked about our requirements. He went back and sent me a quote. I accepted the quote and made arrangements to begin work on the following Monday morning. I woke up at 6:45 am that Monday morning and the crew was already beginning to work on breaking up the old concrete on our driveway, carport, turn-around, and front porch using a Bobcat with a jack hammer attachment. Then, they switched to a bucket attachment and scooped up the broken pieces and dumped them into a dumpster to be recycled. After this, they graded the areas needing it, constructed the forms, and started spreading a load of gravel which had been delivered. At this time, the team leader advised us that they were leaving for the day and another load of gravel would be delivered in an hour or so and that they would come back the second day to spread it. On the second day, by the time I woke up at 6:45 am, they had already spread the gravel, laid the rebar and the first concrete truck was already getting in position to deliver the first load of concrete. Once delivered, the team began working the concrete. Over the course of the next hour or so, three more trucks delivered more concrete and all areas were filled in and the workers began smoothing it. By noon, it was all done. They even created a little ramp at the back door in the carport so that we can easily step into the house and even roll a wheelchair into the door, if necessary. We are extremely happy with the work done and compliment Mr Sudlow and the team for their professionalism and courtesy. It was evident they had done quality jobs like this multiple times. Once the job was done, all tools and trash were collected and removed leaving our yard as clean as it was when they arrived the first day. They even placed a barrier so that no one would drive on the driveway until it was dry and cured. We were advised not to walk on the fresh concrete for 24 hours and not to drive on it for 5 days. We can’t wait to try it out. Update: We've walked over the driveway and are impressed by the workmanship and love the new carport, driveway and porch.

I own Brilliance Photography and have worked with Sudlow Concrete on a number of projects over the years. I felt compelled to write this review because my experience with their company has been consistently outstanding. On every project I’ve filmed or photographed for Sudlow Concrete, the customer testimonials have been completely genuine and unscripted. In most cases, they only require one take because the clients are so enthusiastic about sharing their experience. Customers repeatedly praise their professionalism, respectfulness, ability to complete projects on time, and the exceptional quality of the final product — often exceeding expectations. What makes this especially meaningful is that I was never asked to write this review. After more than 25 years in marketing photography and video production, working with countless companies and contractors, I can honestly say I’ve never seen such consistently positive customer feedback. That level of customer satisfaction speaks volumes about the integrity and quality of Sudlow Concrete and the way they do business.

Outstanding work on a complex driveway and patio project We recently had Sudlow Concrete replace our entire driveway and rear walkway (~5,851 sq ft), add a stamped apron and decorative bands, replace our front porch step, reroute five downspouts under the driveway with PVC piping, and install a stamped patio under our deck (~600 sq ft) to match the driveway. This was a big, detailed job, and Sudlow handled every part of it exceptionally well. We got bids from three highly rated, established concrete contractors for the exact same scope of work. Two came in substantially higher for identical specs. Sudlow's price was significantly lower, with no compromise on quality — if anything, the opposite. The crew showed up at 6am on a Monday to get started, and the owner, Will (Bill) Sudlow, personally called the next evening just to check in and make sure everything was going according to plan. That kind of hands-on attention from the owner himself says a lot about how seriously they take their work. Given the scope and the weather, the full pour, stamping, and sealing process took 10 days — which felt entirely reasonable for a job this size. We ran into two minor issues along the way (a buried Xfinity cable line and an underground dog fence wire we hadn't marked), but neither was Sudlow's fault, and both were resolved quickly and professionally. The cleanup was thorough, the stamped concrete on both the driveway bands/apron and the patio came out beautifully and consistently matched, and the overall quality exceeded our expectations. We took before-and-after photos and couldn't be happier with the results. We've already recommended Sudlow to three neighbors with upcoming concrete projects, and we'd recommend them to anyone looking for quality work at a fair, honest price.
